A Victorian cottage behind a white picket fence

Downsizers

Downsizing without the overwhelm.

We plan the whole move, not just the sale.

What makes it hard

You are not the only one

  • Decades of belongings and a house that needs work.
  • Fear of being caught between two homes.
  • Stamp duty on the next home.
  • Family opinions and aged-care timing.

How we help

Options first, then a plan

One move, one plan

Decluttering, styling, trades and removalists on one timeline.

Buy and sell in the right order

Settlements timed so you move once, and a broker if you need bridging finance.

The right questions on super and duty

We flag the downsizer super and off-the-plan duty rules for your adviser to confirm.

Before we talk

Useful to have handy

  • Where you want to live next and what you need in it
  • Rough timing that suits the family
  • Any rooms or items that need special handling
  • Your financial adviser or accountant, if you have one

Questions

What owners ask us

Should I buy first or sell first?

Selling first locks in your budget; buying first locks in your next home. A long settlement or bridging loan can close the gap.

Do I need to renovate before selling?

Rarely. Repairs, paint, gardens and styling matter more than renovations.

Is there stamp duty relief for downsizers in Victoria?

No general exemption. Some off-the-plan apartments and townhouses get a concession for contracts signed before 21 April 2027. Confirm with the State Revenue Office.
