Investors

Getting out of a Victorian investment property, on your timing.

Land tax, rental rules and the July 2027 tax changes have many investors rethinking. Timing changes what you keep.

What makes it hard

You are not the only one

  • Land tax is based on what you own at midnight, 31 December.
  • A tenant in place can limit buyers and price.
  • Investor buyers are scarce, so you’re selling to owner-occupiers.
  • Capital gains timing needs your accountant.

Questions

What owners ask us

Can I still sell before 31 December?

Only if it settles before midnight on 31 December. Signing isn’t enough. Ask your accountant; we’ll tell you if the timing is realistic.

Should I sell with my tenant in place?

It narrows your buyers. Vacant homes usually show better. We weigh lost rent against the likely price difference.

Do you still manage rentals?

No. We can recommend a property manager for the ones you keep.
