How much does it cost to sell a house in Melbourne?
Short answer
Expect agent commission of roughly 1.6% to 2.5% of the sale price (around 2% is common in Melbourne), plus marketing of about $6,500 to $8,000 for a standard campaign or $8,000 to $12,000 for a premium one, plus conveyancing and any repairs or styling. On a $1.2 million home that is roughly $27,000 to $45,000 all up.
Commission
Commission is negotiable. Victorian agents must show it in the sales authority as a dollar amount or a percentage with a dollar example before you sign, so you can compare offers properly.
Marketing
Marketing is usually paid by the seller and is often owed even if the home does not sell. Portal listings are the biggest single cost: in one 2025 Melbourne example, $3,289 of a $5,880 marketing bill was the realestate.com.au listing. Ask for marketing itemised at cost, and ask whether you can pay at settlement.
Everything else
Budget for conveyancing, any pre-sale repairs, styling, and the cost of moving. If you are an investor, ask your accountant about capital gains tax before you sign.
