What is a Property Price Statement in Victoria?
Short answer
Since 1 October 2026, the Property Price Statement has replaced the Statement of Information. It shows the agent’s indicative selling price, the three most comparable recent sales, the suburb median and more detail about the home, such as internal floor area.
How to read one
Check that the comparable sales are genuinely similar in size, condition and location. If they look nothing like the home, ask the agent why they chose them.
Why it matters
The statement is the agent’s written estimate. Combined with the published reserve for auctions, it is meant to stop buyers wasting weekends on homes they were never going to afford.
