Should I sell my house before interest rates rise again?
Short answer
Not automatically. Most stretched owners are not forced sellers. First ask your lender about hardship options and a broker about refinancing, then compare what you would net from selling now with what holding another year costs. Sell only if that comparison says selling leaves you better off.
Where rates are
The Reserve Bank lifted the cash rate to 4.60% on 29 September 2026, its fourth rise of the year. Check the latest decision before you act.
Options before selling
Lenders must respond to a written hardship notice within set timeframes. The National Debt Helpline (1800 007 007) is free and can help you prepare one. A broker can check whether a refinance or longer loan term buys you time.
If selling is right
Get a written estimate of your net proceeds after commission, marketing and loan costs, and consider a discreet off-market sale if privacy matters.
